冷眼原名冯时能,曾任《南洋商报》总编辑,同时也担任过一家挂牌公司高级总经理及业务顾问。
他以冷眼笔名发表过无数精辟的财经文章,且经常受邀在国内各地及新加坡发表投资演讲,是股票剖析方面最受欢迎的讲师兼股市投资家。

New owner purchased a shop lot but the tenant refused to paid rental to new owner. By law the seller should vancant the shop lot before sale it. If the rental amount less then RM5000 the new owner can bring the case to court for judgement without lawyer.
In some cases, if contract did mentioned The subject property will be sold on an "as is where is basis". Mean that the new purchaser will be responsibled to chase the tenant out and any damages on the property was new owner care. Normally if the property sold at below market price will be mentioned "as is where is basis" in the cotract like most of the property sold in Auctions. Very important to consult your lawyer before buy any property to avoid unneccessary problems.

Property rented to a tenant had more then 30 cats cuased smelly complainted by neighbour. After neighbour complaint to the owner, owner went to visit the property notice the cats was reduced and no more stink smell. Onwer liasing with neighbour if the tenant cuase the problems again, onwer will pay the tenant visit again.

On 4th March 2013 (Monday) Taman Cuepacs Shop Apartment rented out $400/month (increased 33% of revenue compare to last year rental only $300/month). Last tenant left a used single door fridge sold to new tenant cost $150.
Our past nice tenant rented the apartment almost 3 years need to move out due to his mother was not convinience stay at apartment. He rented a link house near by the apartment cost
$800/month.

For the new tenant (young couple) rented the apartment felt more space compare to previous only renting a room, the reason move out due to previous owner can not paid the installment and the house going be auctioned by bank.
The above apartment Once we advitised, received more then 5 enquiries, We rented apartment to the couples because of nice attitude, sincere and friendly.
